  1. Q: As a Buyer/Borrower what information do you need from me?
    A:  We ask that you fill out the Buyer/Borrower information sheet provided to you on this web site and return it to our office. It is important that you answer all the questions thoroughly and in a timely manner so that no delays occur.
  1. Q:  As a Seller what information do you need from me?
    A:  We ask that you fill out the Seller information sheet provided to you on this web site and return it to our office ASAP. It is important that you answer all the questions thoroughly and in a timely manner so that no delays occur.
  1. Q:  If I am the only person on the loan does my spouse have to come to closing?
    A:  YES, if you are married or separated your spouse is required to sign some of the documents at closing. If you are separated with a legal separation agreement or a free trader agreement your spouse may not be required to come to closing. Please call our office immediately regarding this situation.
  1. Q:  Do I need a Survey?
    A:  YES, you need to know BEFORE you are the owner of the property if there are any survey matters that affect title.  If the seller has a final survey of the property and there are not structural changes on the property since the date of that survey then we may not need to order a new one. We are not responsible for obtaining a copy of prior surveys. You or your agent will need to get the current survey from the sellers or their agents and provide our office with a copy prior to closing.
  1. Q:  I have not heard from you regarding my closing, does that mean you are not working on my file?
    A:  NO, in fact when we don’t call you that means that things are going smoothly.  Once we have received information from your agent and the lender we generate title and documents required for your lender to prepare your closing package. Generally, we will not contact you until AFTER we have received a closing package from your lender. Most questions prior to your closing will be addressed directly to the realtor representing you. 
  1. Q:  Will I get a copy of the documents for review prior to closing?
    A:  Unless you specifically request to see the closing documents prior to closing and you arrange with our office to have copies available for you to pick up prior to closing you will not receive copies for review until you come to your scheduled appointment. We do provide copies of all closing documents for your records after closing.
  1. Q:  When will I know how much money to bring to closing?
    A:  Someone from our office will contact you or your realtor the afternoon before the day of your closing. We MUST have your lender’s closing package before we can generate your closing cost. If there is a delay in receiving your lenders closing package there will be a delay in getting your figures to you for closing.
  1. Q:  Can I write a check for closing?
    A: If the amount you owe for closing is less than $5000.00 then we will take your personal check. If the amount is over $5000.00 then you are required to bring certified funds or send a wire transfer. We do not accept cash or credit cards for real estate closings. If you are selling and you are required to bring money to close you are required to bring certified funds regardless of the amount owed.
  1. Q:  How long will the closing last?
    A: We set aside one hour for each closing. If you are a “reader” and you know that you will be reading each document in its entirety you will need to make arrangements to pick up a copy of the closing package prior to closing. You will be able to read the documents on your own time and ask questions at the closing table. This helps to keep us on schedule.
  1. Q:  If I am doing a refinance and I am getting money back from closing when will I receive my check?
    A:  On most refinances three (3) day right to cancel period between the date of signing and the date of disbursement.  You will be given instructions at closing as to when you can call on the day of disbursement to arrange for pickup of your check. We cannot disburse until the three days have expired AND we have recorded.
  1. Q:  When will the Sellers receive their money?
    A:  We cannot disburse ANY funds until we have recorded.  We will record by the end of the day once all funds have been received from the lender and the buyers and we have authorization to fund from the lender. If we do not received funds prior to 4:00 pm on the day of closing, it is possible that funding will not occur until the next business day.
